Why is it important to find the right Realtor? Because this person is going to be representing you in one of the most important transactions in your lifetime. Unless you have a huge portfolio, a home purchase will involve more money than you normally deal with. Treat this transaction with the consideration it deserves and don’t leave anything to chance!

It’s critical that you take the time to interview several different agents before making a choice. The worst thing you can possibly do is to find a home that you like…and then call the Realtor who has their name and number on the yard sign! In the first place, this Realtor is representing the seller of that property…and you should have your own representation. Secondly, you don’t know this agent’s personality or work ethic. You don’t know the scope of services they offer…or their background.

Before you start looking for a home, it’s vital that you talk to different agents until you find one that is a good match for your personality. Find answers to these questions:

* What services do they offer to homebuyers? Do they offer total representation, or has their broker “designated” them to work with you? Will they be available to “preview” homes for you in case you can’t be there?

* What is their experience level? The search for your new home is a journey, sometimes encountering problems that you don’t anticipate. An experienced agent has likely run across more issues than an inexperienced agent…and can head-off many problems before they take root and grow.

* Does this person smoke (or have a problem with people who do)? This can quickly become a problem because you’re likely to be spending a lot of time with them. And even if they don’t smoke in the car, the smell might bother you. Or vice versa. If you smoke, it might be a bother to them. And don’t forget a problem just as bad…perfume! Many people are allergic to perfume…and can’t stand the odor. These are odd questions, but I see them come up more often than you would think!

* Do you get the feeling that this person is “pushy”? Or just trying to make a sale? If the Realtor seems pushy to you, you might wonder if they are pushy to others. Will they possibly antagonize the sellers or their agents in an attempt to negotiate for you? You will surely want a strong negotiator, but there is a fine line between effective negotiation and causing negative feelings with people involved in the other side of the transaction. When sellers fell pushed or insulted, most negotiation stops right then and there!

* Does this agent have strong political or religious views that you don’t agree with? Often, when spending several hours at a time in the car…these issues can come up and cause a conflict between the agent and their clients. I’ve had more than one person call me and say that they’re looking for a new agent because they are being “preached to”. And, it can be very offensive behavior.

These are just a few ideas to think about. Your relationship with a Realtor is often short-term, but can be very volatile. Even in the best of circumstances, pressures can build because there are so many chances for problems to arise. Finding the home…negotiating with the sellers and their agent…applying for a mortgage…working with a home inspector…termite letters…title searches…the list can go on and on. And problems often arise…and the way they are handled can make all the difference in whether you have a smooth or rough transaction.

You might want to ask the agent how they would handle a particular problem. Get a feel for the way this person answers the question. Are they giving you an open, honest answer or do you sense a “bristling” in their answer.

Establish the way you prefer to communicate. Do you want phone calls? And if so, what time of day is better for you? Or, would you prefer emails? Always make sure you understand each other.

Finding someone that you can trust and feel comfortable with does take some effort, but the resulting smooth transaction will be well worth the effort.

Andorra Property Prices Hit 2007 Ice

Apartments and chalet prices in Andorra, second only to Monaco in popularity among Europe’s tax havens, have risen consistently over the last decade by an average of ten per cent a year, and in the last two years by over fifteen per cent.

But a lack of snow and tourists in December and January has stopped the rise in its tracks, according to Andorra property companies.

‘We normally seen an influx of buyers from the first week of December through to mid April who want to buy ski apartments, but it has been very slow this year,’ they comment, adding ‘It’s been an unusual ski season as there was next to no snow between December and mid January. A lot of tourists, some of whom end up buying a property in Andorra, delayed their visit or went elsewhere.’

Andorra has unusually high demand for property as there are three streams of buyers:

An active local market, international buyers looking for residency in a tax haven that offers residents a zero rated tax rate, and second home buyers looking for a ski property in the Pyrenees.

And it is the second home buyers, mainly for ski properties, that has seen the Andorra property market stopped in its tracks - for six weeks at least.

One of the highest rises in recent years was the 19 per cent increase in property values in 2005, with the 2006 increase expected to be not far behind at around 15 per cent.

As well as being a top ski destination, Andorra is also a tax haven, with many people moving to the country to benefit from her income tax free status.

Buying a property in Andorra is often seen as a route to residency, which entitles people to live in Andorra and benefit from her tax haven status.

To obtain residency in Andorra, applications need to be submitted in Catalan. A notarised copy of the applicants passport, birth certificate and a certificate of good conduct from the home country are submitted at the same time. According to a local travel guide residency normally takes between three and six months to be approved.

Once residency is granted, residents are supposed to spend six months a year in Andorra, but this isn’t policed.

One of the drawbacks for those looking to become a resident in a tax haven when considering Andorra has been that the country has no airport of its own, and is unlikely to have ine future given that it is located in the Pyrenees. The nearest airports are Barcelona and Toulouse.

Recent improvements in the road from Barcelona to Andorra though have cut the travelling time by some thirty minutes to two hours fifteen minutes.

1) In a surging home market, it is a challenge to decide on the kind of house and size that you can afford. The first thing you need to do is find out how much of a mortgage you can afford. Tax Free Income - The Ideal Wealth Builder

This ideal wealth builder concept is very simple, and can be summed up in one sentence! Buy one investment property per year for the next 10 years. Or be even more aggressive and buy 2 properties a year. Double your tax-free income! However, for this overview, we will use one property. Here’s how it works:

Find yourself an Exclusive Buyer’s Agent who knows what you’re trying to accomplish. This person will be invaluable to you in locating the right properties. This person will not have any conflict of interest and will be there just for you.

Then get to work! Locate and purchase one great investment property. Try to stay in a $125,000-$150,000 price range, because you want this property to appeal to the widest segment of renters without being on the low end. Look for a home in an up-and-coming area. One that is well constructed. If it’s priced under market, that’s great. But keep in mind that the most important consideration is the location and the property itself. You’re going to be in this for the long-term!

Year #2 - Repeat the same procedure. Then keep repeating the procedure for up to 10 years, always being careful to find just the right property.

The example I’m presenting will be based on the following considerations:

* The home has been maintained in ideal condition.

* Both the area and the home have appreciated in value.

* The rental market for the area has also increased.

So, here’s how it works:

Refinance the home you bought in year #1. This $150,000 home (at least in the Middle Tennessee market) should now (10 years later) be worth $225,000-$250,000, if you have purchased it following the above guidelines. You will have also kept the property rented, which has made all your payments…and you’ve been able to take advantage of all the tax breaks associated with rental property.

Proceeds from a refinance are not taxable income, so you are looking at approximately $100,000.00 of tax-free income. You’ve not sold the home (which would be taxable income)…you’ve only refinanced it! Could most people live on this amount of money for a year? You bet they could!

OK - So now we start repeating the process all over again. In year #11, you will refinance the property you bought in year #2…and so on. This system will provide tax free income for years to come. You will only have to work if you choose to do so! Isn’t that a great feeling?

Just be sure to keep the properties in good condition and they will serve you well for years to come. It just requires some careful planning.

Multiple Offers - How to Win in a Tough Situation

Oh, no! You’ve found the home of your dreams…but so has someone else! What happens now? At this point, negotiation flies out the window, but there are things you can do to increase your chances of winning the bid.

When this happens, the listing agent (in the State of Tennessee) must inform all parties involved about the multiple-offer situation. This must be in writing with signatures from everyone involved and a copy of this signed document must accompany your best and final offer. There will be a specific time to have all bids turned in to the listing agent, so everyone is playing by the same rules.

When all bids are submitted, the seller(s) and their agent will have a meeting to consider all offers. They will choose the one that best suits their needs. And surprisingly, it’s not always the highest price that wins. For instance, what if the seller needs more time to move? Then the possession date might carry more weight.

Let’s consider a few ways to improve and strengthen your best offer:

* First of all, don’t panic! Try to keep your emotions under control and use your common sense. Do you really want or need this property? Or…should you keep looking? But, if this home is the one for you, then let’s get busy and make your offer stand out from the crowd.

* Make sure your offer is as “clean” as possible. This simply means that the fewer contingencies, the better. Be sure to have your financing in order. Submit a letter with the offer…from the lender stating your qualifications. Perhaps you should also conduct your home inspection beforehand, clearing that possible contingency.

* Can you be flexible with possession? It might sway the seller to your offer if you can give him/her the time they need to move.

* Make your best offer , but be careful about offering a price that is too high for the area. Most appraisals will take care of an inflated price, but be careful if you’re paying cash!

* Consider structuring your offer to read “$500″ over highest bid. This can make a difference, but you would want some sort of cap on this type of offer.

* Offer some other item of value. There was once a lower bid that included “2 Super Bowl tickets” if the offer was accepted. And it was!

* What do you love about the home? Sit down and think about all the things you love about it. Then write a personal letter to the seller…telling them what the home would mean to you and your family. Many times, the seller will have put a lot of themselves into the home…and want to know that the next owners will love it as they have!

When closing on a property…be sure to take a good look at your HUD-1 or closing statement. Which fees are legitimate costs and which ones are junk fees?

Some legitimate fees would be listed as:

* Origination Fee -Some people consider this a “junk fee”…however, most lenders charge it…but it should never exceed 1% of the loan amount

* Appraisal Fee

* Credit Report

* Prepaid Interest

* Prepaid Insurance

* Title Insurance or Simultaneous Issue

* Courier or Wire Transfer Fee

What are “junk fees”? They are simply itemized fees created to increase profits for the lending institution. It can be confusing, because most of them will have legitimate sounding names. Here are a few I’ve seen over the years:

* Processing/Credit Report - One lender tried to charge a buyer $500 for this “junk fee”. They don’t process credit reports. They simply order one and their underwriter looks it over…but most of the time the FICO score will be the basis for approval or denial on the loan. This fee is completely out of line.

* Underwriting Fee - This one is fairly common, but still “junk”. The underwriter is there to “underwrite” the loan. It’s part of the process, and you shouldn’t be charged extra for it.

* Broker Fees are legitimate charges - as long as they are not inflated charges.

* Administration Fees/Processing Fees - These fees are simply a way for the lender to pass their cost of doing business onto the homebuyer.

* Lenders Inspection Fee

* Bank Inspection Fee

* Amortization Fee

* Administrative Fee

* Notary Fee

* Application fee

Most of the charges on your settlement statement will be legitimate. But it’s best to go over this with your Exclusive Buyer’s Agent before closing. Ask questions about any charge that seems to be vague or excessive. Lenders frequently adjust these fees when confronted with someone asking questions.

Better yet, make sure all your fees are shown up-front on the good faith estimate from the lender. The lender, by law, must provide you with this document within 3 days of loan application. If there are any “junk” fees listed, now is the time to take care of them….or find another lender. I would go so far as to say that if these “junk fees” show up in a good faith estimate, it would be advisable to find another lender right then. Because they can always slip them into the closing statement…and it’s not fun to deal with them at closing. It’s always a good idea to use a reputable lender. Get references!
